In our area, you’ll see a lot of new construction communities alongside established neighborhoods with mature trees and character. So which is better—new build or resale?
The truth: it depends on your priorities.
Why buyers love new construction:
Modern floor plans & finishes. Open layouts, big kitchens, energy-efficient windows, and updated design are standard.
Lower maintenance upfront. New roof, new systems, new appliances mean fewer surprise repairs early on.
Builder incentives. Many builders offer closing cost help or interest rate buydowns when you use their preferred lender.
But there are trade-offs:
Location & lot size. New communities are often farther out, with smaller lots than older neighborhoods closer in.
Extra costs. Blinds, gutters, sprinklers, landscaping, and sometimes appliances aren’t included in the base price.
Less mature trees/landscaping. It may take a few years for the community to really “grow in.”
Why buyers choose resale homes:
Established neighborhoods. Bigger trees, more character, and often more central locations.
Bigger lots or unique layouts. Especially in older parts of San Antonio or near the Hill Country.
What you see is what you get. The yard, fence, and neighborhood feel are fully developed.
Resale homes can come with:
Higher maintenance. Older roofs, HVAC, or foundations may need attention.
Outdated finishes. You might trade some sweat equity (or renovation budget) for a better location or lot.
As your local agent, I can help you:
Compare total cost of ownership, not just the sales price
Evaluate builder reputations and what’s truly included
Negotiate with builders (yes, you absolutely can and should have your own agent)
Balance “shiny and new” with “location and feel”
Whether you end up in a brand-new home in New Braunfels or a charming resale in north San Antonio, the right choice is the one that fits your life, budget, and timeline.
